05 February 2025

  • The loan is for an amount of up to EUR 20.5 million
  • 6 of the dwellings in this social development will be built for the use of people with reduced mobility

The Instituto de Crédito Oficial (ICO) has signed a loan of up to 20.5 million euros with Q-Living for the construction of 143 subsidised housing units for affordable rent in Isla Zorrotzaurre (Bilbao). The development, intended for affordable rentals for 50 years, is completed with 185 parking spaces and 143 storage rooms. It is worth noting that 6 of the total number of homes have been designed for people with reduced mobility.

The residential project is located in one of the areas of greatest urban development and urban regeneration in the capital of Biscay in recent years, and will offer one-, two- and three-bedroom homes for rent at an average monthly price of 750 euros, including a parking space and storage room. This amount represents an affordable price in comparison with housing prices in the metropolitan area of Bilbao.

The loan provided by the ICO will have a term of 30 years, including up to 3 years grace period. This financing aimed at the affordable housing sector in our country is in line with the strategy of the Institute, which has extensive experience in the financing of official or subsidised rental housing.

This sphere of action has been boosted through the management of the ICO Housing Facility with the European #NextGenerationEU funds through the Government's Recovery, Transformation and Resilience Plan, funded with 4 billion euros to increase the stock of social or affordable rental housing, as well as to improve the existing stock of social housing.

In 2024, ICO approved 36 operations amounting to 625 million euros to finance the construction of 5,040 homes.
